Overview — Cyprus Permanent Residence

Cyprus runs one of Europe's most straightforward permanent residence programmes. A single qualifying investment of €300,000 secures residency that is granted for life: there is no renewal, and you are not asked to live on the island — one visit every two years keeps the permit in good standing.

The permit covers the main applicant, spouse and dependent children, and in many cases dependent parents as well. Alongside the investment, you show a secured annual income of at least €50,000 from outside Cyprus, rising modestly with each family member. Approval usually takes around two months, which is quick by European standards.

Cyprus sits where Europe, the Middle East and Africa meet, works in English across its legal and banking systems, and has long been a base for international families. One thing to be clear about: Cyprus is a full EU member but has not yet joined the Schengen Area, so this is a residence right rather than a Schengen travel document.

Frequently asked questions

Do I have to live in Cyprus?
No. You are not required to relocate. To keep the permit valid you need only visit Cyprus once every two years. If you later want Cypriot citizenship, that is a separate route requiring genuine, sustained residence.
Does Cyprus residency give me Schengen access?
Not at present. Cyprus is an EU member but has not yet joined the Schengen Area, so the card is a Cyprus residence permit rather than a Schengen travel document. It does let you live in Cyprus indefinitely and travel there freely.
Can I rent out the property?
Yes. Income from letting your qualifying property is permitted and is a common arrangement for clients who do not intend to live in Cyprus full time.
Is the permit really permanent?
Yes. Unlike many European programmes that issue renewable temporary permits, Cyprus grants permanent residence from the outset. It does not need to be renewed, provided you keep the investment and meet the light visit requirement.
